There is something magical about being wrapped in the sound of water rushing and tumbling over rocks, and at River Lodge this calming audio is omni-present. Pair that with the visual treat of watching the playful headwaters of the Neversink River rush by from the living room, sun room or out back by the fire pit, and you’re living the Catskills dream. The river is alive and it is a feature that makes River Lodge in scenic Claryville such an exceptional spot.

It was a smaller, seasonal cabin-in-the woods when these owners purchased the property, with one primary public room with kitchen/living/dining, two bedrooms, a walk-up loft and a bath. Over the years the house was upgraded to year round, with the addition of electric baseboard heat and insulation of plumbing, which facilitated their frequent ski outings to Belleayre. Two large additions have transformed the experience: The first is a spacious pine-paneled living room (764 sf) with cathedral ceiling, imposing beams, picture window at the front, a wood stove and glass sliding doors looking out at the woods and river in the back. Stairs lead up to a generous loft above this space.

The second addition is a light-filled sunken sunroom off the kitchen, with three sides wrapped in windows and dark gray tiled floor. A bar and stools makes use of the opening between the original space and this stylish newer area, and a glass slider allows for year round water views. It also provides easy access to the back of the house, where soaring, old growth eastern hemlocks with high canopy evoke that Catskill Park vibe. It is where owners and their guests gather around a crackling fire, share their stories and are bathed in the calming sounds of the river.

The basic country kitchen is roomy and includes a corner for dropping gear, while a staircase leads to a deep loft that could easily serve as a fourth bedroom or office space. A short hallway off the kitchen leads to two bedrooms and a bathroom with tub/shower.

And then there is the river, whose presence can’t be over-stated. And it’s not just the calming audio. The river is changeable, sometimes minute to minute, and certainly season to season. Its mood, its level, the wildlife. There are small but feisty native brook trout that grace these waters, and the eagles looking to snatch them up are frequently spotted flying over. Wading in to the always cool water on a hot summer’s day (the depth runs from ankle to knee-height, sometimes higher depending on the spot), does the trick.

Because the river runs into the Neversink Reservoir and becomes drinking water for New York City, it is part of the NYC Watershed, and is protected. As a result, this property is part of a special “Sewer District”. While there is no municipal “sewer”, the individual septic was installed by, and is pumped and maintained by the town (thanks to NYC) at no cost to the owner. A handy bonus.
