Where the Sundown Road meanders alongside the Rondout Creek a few miles outside Grahamsville, sits a sweet log-sided cabin perched partway up a grassy incline, high enough to see the water just across the road. The original portion had once been a one room schoolhouse, but in 1937 it was converted into a residence, with additions built subsequently.
The wide front porch is a great spot for dropping mucky boots, but with the ever-present sound of the Rondout Creek beckoning, you'll just want to take some time to relax on the bench there and watch it flow by.
The front door opens into a spacious living room, with golden wood floors (oak), that is punctuated by a stone fireplace with large firebox. Everyone has home features that get them excited. For me, my blood pressure rises for open-in, cottagey windows, of which there are several in the living room, and which are plentiful throughout the house. They are old school, wood-framed, latch in the center, then open in. And of course there are storm windows/screens.
The two simple bedrooms and bath are off one side of the living room and again have wonderful wood floors (fir). Off the other side is the kitchen, separate dining room, and separate den, which we would be inclined to convert to a third bedroom or office/guest room. The serviceable kitchen includes a great retro sink, and a washing machine is tucked into a cupboard. A wide archway connects the kitchen with roomy dining space, and off that is the den, with exterior door.
A gambrel-roofed garage includes two car bays below, and a 300 sq ft space above, accessed by a door at the rear. It had been used as a bunkhouse during hunting season, for friends many years ago, and now serves as a large storage area.
The property is comprised of 3 lots, and there is no other house nearby. The land extends across the street to the creek, although with the movement of the waterway over the years, there is not much of a bank. But there are really delightful views of the creek from a number of spots on the property, and the tranquil yearround sounds of the rushing water is a highlight of this charming property.
