All lots are in Livingston Manor, in the Town of Rockland.
Edgewood Lakes is a low key development of about 20 houses that were built largely in the 1980s, most of which are not directly on either of the two lakes. These three offered lots are part of an eight lot Home Owner's Association that owns 73 acres of common land that includes the two lakes, Edgewood Lake North and South. Much of the land surrounding these lakes is under conservation easement, including these lots, which prevents further subdivision and which has likely been responsible for the pristine lakeshore and natural views, and for keeping the usually inevitable over-development of beauty spots such as these at bay. Buyers of these lots are entitled to apply for membership to the Beaverkill Mountain Club, and an initiation fee would apply.
Lot 2 enjoys easy access via Alexander Drive, the primary road within Edgewood Lakes. The lot begins at the end of that road, and at 46.8 acres, extends well into the woods, separated from Edgewood Lake South by just a brief walk from the property to the water's edge. The woods are very walkable, and in fact there is a pretty path that runs through the property, bordered by some lovely mature trees. There are also some very pleasing stonewalls.
Lots 8 & 9
These lots are accessed via a 50' right of way off the Beaverkill Rd. that first hits lot 8, and then half way up cuts through 8 to reach 9 via a continued right of way. It is probably more practical that Lots 8 & 9 sell together. Both parcels enjoy deeded lake access via a really gorgeous spot, with small parking area and lovely dock that is infrequently used. The owner would be entitled to keep their canoe, kayak or rowboat there.
Edgewood Lakes is just about five minutes from Livingston Manor's business district, and is in an area highly regarded for hiking and fishing.
